San Rafael Adopts Temporary Measures to Address Resale Inspections
On Monday, November 16, 2020, San Rafael City Council adopted temporary measures for the Residential Building Inspection program. The San Rafael Building department will temporarily suspend the physical inspection portion of all Resale Requests from November 16, 2020 through May 16, 2021. Instead, the resale report will only include permit history report for the property.
The fees have been reduced to reflect this change. The Resale Report for a Single Family Residential has been reduced to $145, for example.
San Rafael building department staff will complete the physical inspections that were already in process before November 16th.
Marin REALTORS® worked with city council and staff on this temporary change to address the slower processing times and inspection scheduling for resale reports created by the COVID-19 pandemic and high-demand real estate market. Marin Joins Statewide Cautionary COVID-19 Step Back to Red Tier 2; No Changes to Real Estate
Marin County is one of 40 California counties tightening restrictions per State of California mandates in response to a surge of COVID-19 cases across the state and region.
Governor Gavin Newsom announced on Monday, that Marin was moved from orange-colored Tier 3 (“moderate risk”) to red Tier 2 (“substantial risk on the Blueprint for a Safer Economy. The step back comes just three days after the Marin County Department of Health and Human Services (HHS) notified local businesses and agencies about preemptive restrictions to stem the virus’ spread locally.
Twenty-eight counties on Monday were moved into the purple Tier 1, the most restrictive status on the Blueprint scale, because of widespread virus spread. Marin is now one of 11 counties out of 58 in red Tier 2 status; 41 are in purple Tier 1.
This change in status DOES NOT CHANGE the county’s Real Estate Guidance. The county still requires real estate related businesses to create, adopt and implement a Site Specific Protection Plan (SPP) prior to reopening and to follow the State Guidance on Real Estate Transactions.
